Prepare your home to sell
Get your home ready to sell by doing a walkthrough and taking notes of items to declutter, known issues to fix, and things that might help your home sell faster (like a new coat of paint). Create a checklist and spend the next few days or weeks completing the items to help your home look its best.

Take high quality professional photography
Take high quality images of your home or hire a professional photographer to capture the beauty of your home. The photographs you present will be the first impression of your home for potential buyers.

Optional: Have a pre-inspection completed
Having a pre-inspection done is an optional step but one that can arm you with knowledge to fix any issues that are found and increase the success of a straightforward and easy sale. Post your home
Post your FSBO home for sale. Write a thorough description, upload your photos, and set your price. Posting your home to many different websites and platforms can help spread the word about your home.

Host showings
Show your home to prospective buyers. Seller hosted showings give you the opportunity to show off all the wonderful things about your home. You may want to ask for proof of financial pre-approval from the buyers before confirming a showing appointment.

Receive an offer to purchase
An official offer to purchase will be sent to you as a contract signed by the buyer. You may want to have a real estate lawyer review the contract and answer any questions that come up.

Complete the contingencies
If you haven’t already had a pre-inspection, the buyer may hire an inspection on your home. The bank may also complete an appraisal of your home to satisfy the lending process. You will need to provide opportunities for these professionals (accompanied by the buyer) to access your home.

Submit the signed contract to a title company
You will hire a title company to close the sale of your home. They will walk you through the steps of the remaining paperwork and make sure all necessary documentation is complete. They can also help answer any final questions that come up at closing.
