Escape to this 25 +/- acre off-grid retreat. This is a very private setting (a mile and a half off the main road), where birds and wildlife are abundant, and the views are beautiful. A truly unique home that is still in the process of being built, but nearing completion. The home is approximately 1100+/- sq ft (excluding pantry and root cellar) and includes two bedrooms and one bath. There is a built in storage bench in the living room. The pantry and root cellar are both connected to the house and are good sized. The house is earth bermed, and the walls are 21+ inches thick. The outside is completed with metal siding for low maintenance. Outside you will find a 24'x30' barn with a 12' lean-to on each side for a total of 48' under roof. There is a chicken coop, two fenced garden areas, well house, and septic. The well pump is designed to run on solar. The 3285 watt solar system for this house is on site and in the process of being installed. We are also preparing to finish the floors. Propane lines are installed so a backup propane heater will be included. The wood burning cook stove is included in the sale. There is also an on demand propane hot water heater and a whole house scale inhibition system ready to be installed. There are trees cut on site to be split for heating. There should be enough to get through the winter.
In addition to the house, there are two cabins. Cabin one is fully functional and has a 1560 watt solar system. It is 16'x24 and has a large loft, kitchen, 3/4 bathroom, and is set up for a wood stove. The wood cook stove that is in it will be moved to the house upon completion. It also has a backup propane wall heater and 100 lb propane tank.
The second cabin is 16'x22' with a loft. There are solar panels available, and it includes a window air conditioning unit. It also is set up for a wood stove. It is insulated with drywall in half of the building and some paneling in the other side. There is extra drywall and insulation in the cabin.
There are roughly 5 acres fenced and cross fenced for pasture. There are mulberry, hackberry, persimmon, and wild plum trees. There is a small wild red raspberry patch that can be developed. There are items that can be negotiated with the sale: additional fencing and t-posts, a 300 gal. fuel storage tank and stand, and various other items. We are also willing to negotiate an allowance for building supplies needed to complete the house.
The bathroom and bedroom count includes the house and cabins combined.
Price for the property with the house completed will be $425,900. We will consider any serious offers that take into consideration the current level of completion.
